Changed Real Estate Scenarios in India Post Covid-19 Chinese Pandemic

 I usually don't comment on Real Estate publicly as I get paid to advise on it; why do it for free then, But what we are facing is a once a 100 year event so here are few general predictions for the next 15-20 years of India real estate:


1 - As the world moves from Globalisation to Localisation we might see De-urbanisation of big cities and urbanisation of Town centers around these de-urbanised cities.


2 - Industrial land uptake will happen Electronics and Electrical in South Western India and Heavy Industries , Raw Material dependent industries to North East of India.


3- Demand for large scale , grade A commercial / IT ITeS spaces will go down , in turn localized smaller commercial developments will see uptake as Work from Home (WFH) or Work from NEAR Home (WFNH) concepts emerge after being successfully tested in Wuhan Virus crisis. Although we might continue to see Luxury Commercial office space become more Luxurious due to savings.


4- Travel and Lie-sure Real Estate might see growth post 2 years but modalities will change. Localized specialty leisure places will come up. (I am still very positive on Goa and Entire western coast)


5- While Luxury Residential real estate in dense cities might see a downfall and price/rate would fall but overall Resi demand will increase especially in Sub-urban , Peripheral Suburban residential areas will see renewed interest as travelling to workplace will go down due to weekly shifts , WFH and WFNH concepts as people will prefer living away from Commercial Business Districts. The CBD concept may disappear or never be the same again. Plotted developments , Independent houses will see a come back.


6- Floor-plans of Residential might change to include space for Dedicated Home Offices like in the old times.Floor plans of offices will also change to include more open spaces. Large societies might forced to include basic medical and quarantine facilities on site.


7 - Essential goods retail might reset to the old model of localized brick mortar as people witnessed their good servicing during crisis. Large stores and online retailers failed to provide services therefore either they disappear or re brand , change their product offering at local levels with their large supply chains in place working in background.


8- Land demand will see increased uptake across all sectors while already built spaces under older formats might see a reduced uptake. Hydroponics and advance agriculture centers near cities to be re-energized.

Save Indian breed of Cows - Why ?






June 2015: Recently A2 type milk was launched in California state by a New Zealand based company. For people who had not followed my previous post about A2 milk - its the type of milk which is given by Indian and African breed of cows and is suited for us whilst in India due to jersey and Holstein cows we are drinking a1 type of milk. Coming back to the current topic, it's about how the western world is replacing A1 Milk with A2 milk by breeding their cows with ours (Bos indicus). So its true we Indians are doing the complete opposite of that?


I was recently on a visit to rural areas of Maharashtra near Baramati a place called Saswad where I was able to talk to farmers who were supplementing their agricultural produce with animal husbandry especially milk. Most of them had Holstein and Jersey cows as they give up to 16-20 liters of milk which they sell to co-ops or direct to market.

But i noticed they also had Indian breed of cows ; i asked why do you keep these breeds I'm sure they give much less milk. They were surprised that i could tell the difference , what came next was an eye opener. He told me Indian cows give less milk but he and his family only drank their milk- its good for the stomach ( he doesn't know anything about amino acids but yes he is talking from experience). He went further saying that india bulls are much more hard working and suited to work in the fields this climate will kill Holstein breed of bulls. I noticed he had a tractor and all mechanized farming equipment are available via co-op organisation at a subsidized rate then why is he still using the bull ? .... Here comes the shocker .He told me he only uses the tractor to deep plow during change of produce for all other purposes bulls are best ; as they don't compact the soil and plants get a good rooting if he uses a tractor the soil gets compacted due to weight of the tractor and rooting is not that good.

I asked him about the beef ban next; he said its good now people are using their bulls again rather than giving it to slaughterhouses suddenly they are reminded of their older methods of farming its improving yields especially of vegetables and fruits. He said mechanized farming maybe good for grains corns or cash crops but vegetables etc need our older methods.

So what did we learn? We Indian urban city slickers are the only dumb asses who are still drinking inferior products by overpaying.

Western India:
Rajputs/Gujarat Kingdoms- Fearless warriors , par excellence traders but lost many battles due to self destructive bravado and later consolidate by matrimonial linkages with mughals. lower south Traders who would accumulate huge gold reserves through profitable trade and buy off invaders , many of these invaders didn't want land but would in regular intervals come steal , destroy few temples where this wealth was stored and even neighboring resident kingdoms would use them as piggy banks.
Central India:
Maratha Kingdoms - Cavalry charge like the mongols , light infantry warriors like the Spartans and tactics which even today are studied by Generals. But its mid-level leaders would swindle so much money to build their own castles extravagance that war raids were never enough to upgrade army and fund future war campaigns.Once the military infrastructure was weakened due to falling economy foreign invader had a walk over.
Deccan kingdoms : Open gold and diamond mines , superlative war technology at one time their war technologies were the most advanced in the world but they would use their military might to kill and plunder its own allies and neighboring kingdoms exposing them to be eventually destroyed by a foreign invader which had long infiltrated its leadership used one brother to kill the other using religious divide.
Northern India
Sikh Empire : Poet warriors , prized millitia men with a great cavalry charge but its leaders fell for the allure of white skin again self destructive bravado.British induced drug addiction , political assassination destroyed its economy. Young princes were brainwashed to forgetting their own historic bravery and traditions.
Eastern India
Sen Empire : Kingdom of Scientists , astrologers astronomers who could never make an empire due to infighting , and civil wars exposed them to foreign invaders.

Southern Kingdoms : Undefeated warriors , samurai code , suicide infantry men who took dutch naval armada with just swords and zero armour but its kings would get allured by fantasy tales and white skin, its leaders would take religious /philosophical sabbaticals leaving behind a leaderless fighting force.
What if we are able to add up all the positives and subtract all the negatives wont we be the greatest superpower to ever rule over this world ?
